Welcome to "Lydia Hideaway" )

by Nancy Stemmle

Greene County Virginia, a mere 20 minutes from Charlottesville, is home to some beautiful real estate. Winding along Rt 33 from Gordonsville all the way to Harrisonburg you'll see farms, historic homes and new subdivisions. I've only traveled part of this road but what I like to refer to as "tree tunnels" abound and make for a very scenic drive.

We are so excited to announce the newest addition to Greene County...Lydia Hideaway. This retreat area encompasses 10+ acres at the foothills of Lydia Mountain and promises to be a private setting for vacation or second homes, even log cabins.

Be one of the first to explore this opportunity...call Julie Kuhl today, 434-882-0227 for maps, plans and the chance of a lifetime to have your own piece of property and build your dream home!

You won't want to pass this one up! It's loaded with custom features. There's hardwood in the kitchen and tile in the bath. THE CHILDREN'S BEDS ARE A MUST SEE! They have custom -made furniture that includes a king's castle, a slide, a built -in bed and loft with ladder. So much more to see here...you'll smile at the sight.

But there's more...the fully finished basement includes a bar and pool table area, plus a room for poker or card games. What a perfect entertainment area!

If you're a "do- it- your selfer" there's a workshop in the back with electricity...you can build day or night.

Owners are sad to leave this lovingly cared for home!

40 Elwood - An Estate to Remember!

by Nancy Stemmle

You can visit a little bit of history when you see this 12-acre estate in Greene County, VA.

Rolling pastures, magnificent views of the mountains and a feeling of peace and serenity surround this wonderful home site!

This historic home was built sometime in the 1700s; its renovated open kitchen with newer solid surface counter  tops and cook top will surprise you. You'll also see 5 stone fireplaces, a stone room, and architectural designs that are hard to find in newer construction.

Outside, the pastures hold a run-in shed, tack room, and other outbuildings. Bring your horse(s) and other pets—lots of room to roam on this spacious property.

When we asked the current owners what they would miss about their home, they said this:

“ The sunrises...

The sound of the river...Click on Photo to Enlarge

 The stone fireplaces...

 The privacy...”

Take the scenic drive down South River Rd...you won't be disappointed!

Are We "Greener" Yet?

by Nancy Stemmle

S.T.A.R. What It Means

Last week I spent two days (12 hours) in classes on what I thought was going to be "fluff" for the eco-friendly mindset.

WOW—was I surprised once the class began.

First of all, the instructor was awesome...really kept your interest. Second, the material was intense, yet so relevant to today's world.

Topics of discussion included sustainability of our resources, green building products and the testing of them, new construction ways to help with "greening your home," and much more.

We had the opportunity to visit a new-construction home that uses methods and products that make that home a “green” home, and then we visited a home that was built in the 1700's that is being retrofitted to be greener. On-site visuals of things are always the best way to learn.

So what did I learn? As a Realtor, I am now "on the beginning edge" of the future home market. Many folks are becoming aware of just how important these features can be economically and for their health.

On Saturday I took (and passed) the test to be STAR certified. While that is important to me, the more important thing is that I became aware of how much we all need to learn to "green up" when it comes to listing and selling properties.

For my clients it means I can be more helpful in making eco-friendly choices.

Charlottesville Moves Me...

by Nancy Stemmle

When I first moved here and started blogging about Charlottesville, I planned to talk about the various communities, one at a time, and bring you my thoughts about these communities.

WELL...that's proved to be difficult as my work has taken me to so many different communities....from the Wintergreen Mountain area to the flatlands of Spring Creek in Gordonsville.

What I've learned is that I love them all! That being said, I will point out some of our community highlights, rather than talking about historical places, which I will go into in a later blog.

So, if you are visiting Charlottesville and you like to shop, you can't miss the Barracks Rd. Shopping Center! It's got everything from video game stores to one of a kind novelty shops like Plow and Hearth and The Virginia Shop. You'll also find your favorites like Talbots, Chico's, Old Navy, and McDonalds. Drive carefully, it's very busy—all the time!

Our Fashion Square Mall is normally bustling, and it is anchored by J.C. Penny, Belk, and Sears.

Besides these large shopping areas, all along the Seminole Trail (Route 29) you'll find everything you could possibly want from soup to nuts (literally—Virginia has peanuts in every form).

Along Route 250 toward Afton Mountain (please stop for the view), you'll find the Rockfish Gap store. This is a treasure chest of old and new that will keep you "shopping" for a while.

Peach Orchards, Strawberry Picking, Farmer's Markets.....they're all here.

Every weekend you can wander East or West and find something new to do and discover. I have!

RE/MAX Shines in REAL Trends 500 Study

RE/MAX agents continue to be the most productive real estate professionals – by a wide margin.

In the annual REAL Trends 500 study – an independent ranking of the Top 500 U.S. brokerages – RE/MAX Sales Associates averaged 15.1 transaction sides last year. That figure was twice as high as the collective average of all agents in the study who are not affiliated with RE/MAX (7 transaction sides).

It was also twice as high as the averages posted by national competitors such as Coldwell Banker (7.2), Century 21 (6.9) and Keller Williams (6.9).

In fact, when the 500 brokerages were ranked by per-agent transaction sides – the most meaningful measure of productivity – RE/MAX claimed the top 18 spots and a dominant 44 of the Top 50.

Overall, 116 RE/MAX brokerages made the rankings; no competitor had more. And RE/MAX also led all national franchises in total sales volume per agent with $3 million, 60 percent more than the average of all other agents in the survey.

The survey results were yet another reminder that RE/MAX Sales Associates outsell the competition year after year.

Since 1997 it’s been true that nobody sells more real estate than RE/MAX. Some may brag about their numbers, but quality and performance are what consumers look for," says RE/MAX CEO Margaret Kelly. "RE/MAX agents are performing well at a critical time when housing is starting to improve, making them the best choice to help homebuyers and sellers in today’s market."
